Roads leading to the farm are gravel right to the entrances, and then turn to Level B for the majority of the perimeter.  This ensures easy access for the farm owner, but limits traffic on the farm’s perimeter.  The roads are lined with cedars and thick hedge which also aids to reduce visibility into the farm.  Immediately around this property are high-quality row crops (corn / beans / alfalfa) and thick overgrown pasture and CRP fields, with very low hunting pressure.

This combination of great genetics, limited traffic, and great habitat diversity created a rare opportunity to transform this 120-acre property from the overgrown pasture farm it once was, into a top-end hunting property.  Through years of extensive work, this farm now holds loads of deer and turkey, as well as Quail and Pheasant, and is set up and ready to hunt…a true turn-key property. 

Numerous improvements have gone into transforming the farm into what it is now.  Some of the major improvements involved clearing young hedge and cedar from nearly 20 acres of the overgrown pasture to convert the FSA fields to row crop.  This provides additional on-farm income and food for the wildlife.  In the process, the brush was strategically piled to enhance the travel routes and hunting access past the pre-selected tree stand and blind locations.  This has now dried down, and could be burned if preferred.

In all, approximately 50 acres were converted into row crop, while leaving generous water ways and grass buffer strips to ensure no erosion issues developed.  In 2022, Soil samples were taken and fertility and lime were added to promote a healthy crop across all the ag fields and large food plots.  A cover crop was planted after harvest that year as well.  The standing grain plots are left throughout the late season, to ensure overall wildlife health. 

In addition, several food plots have been opened up in strategic locations, including small kill-sized plots and narrow travel routes to direct deer past the ambush location.  Access from the North and South are easy, as several trails were created to allow hunting on multiple wind directions.

Bedding habitat was improved through strategic thinning of the cedar / grass South and West facing hill sides and water sources were cleaned out, and pond dam management have been completed.

This farm has been managed for 5+ year old bucks, and the hunting pressure on the property has been very limited.  The current owner has spent the past few seasons primarily hunting with his kids on farms closer to their home or out West, which limited time spent hunting on this property.  Only 1 mature buck has been taken off the farm during the last 3 seasons, though hunts were never short of opportunities.  The rut hunts on this farm are incredible, as are the late season sits.   

During the fall of 2023, there were a group of 11 long beards frequently the property, and last spring a few dozen morels were found in a short walk through the timber. 

A business opportunity has prompted the owner to sell this farm, with much regret.
