Description

This 118 ac Parcel, is the West Portion of the larger 198 Acre Farm, currently available for purchase.

If you’ve been looking for a top-notch whitetail hunting farm in a highly managed area, this is a piece you will not want to overlook.

This tract of land is located just West of Lineville, Iowa among some of the most sought- after hunting properties in the country.  Not only does this area have some of the best genetics in the state, a majority of the land here is held in huge continuous tracts.  There are thousands of acres under strict management exclusively for top end trophy deer.  Stories of the giants that lurk around this area have been very well documented. Every year, there are 200” deer harvested in the immediate area, with (3) just this year alone.  If you want to kill big deer, you have to hunt where they live, and this is a once in a lifetime opportunity to buy a farm where you have a real opportunity at world class whitetails.

Property Features

This farm is surrounded by huge blocks of timber and overgrown pasture, with most of the open ground to the South, East, and West in pasture.  The limited row crop around this property allows the owner to utilize food plots to attract and hold deer on this property with very little competition from the adjacent neighbors.  Obviously, deer will travel, which is why it is important to own land in a great management area.  However, it’s a huge benefit when the deer head your way once the dinner bell rings. The access on this farm is about as good as it gets, with entry from either the North or South boundaries.  The North end is bordered by county road J66 (paved), and the South side has access off of Apricot Street (gravel).  The rolling nature of the property allows for strategic access routes which makes this property feasible to hunt on any wind, all throughout the year.

The diversity of cover on this property is phenomenal as well.  There are cedar thickets, scattered oaks, hickory, and switchgrass covered hillsides for a diversity of native food sources and bedding cover.  There are several walnuts scattered throughout the farm as well, which increases the long-term value of the farm.  Approximately 57 acres of the property are in CRP, which generates approximately $8,769 per year to offset taxes and pay for improvements.

A timber stand improvement project on some of the south facing timbered slopes would take this from an already great farm to a top tier property that rivals just about anything in the state.  A small natural drainage runs along the South edge of the property, which provides great rut activity, and a water source for the deer and other wildlife.  In addition, two smaller ponds / watering holes are on the Northern end of the farm.

Over 6.75 acres of food plots are planted to a mix of brassicas / perennial clover, corn, and soybeans, and setup to perfectly maximize morning and evening hunting opportunities.  Another 1.5 acres of open ground was left out of CRP and is available to add more food plots if desired.

While deer hunting has always been the priority for management, the Turkey population is extremely strong as well.  There is no turkey hunting pressure on the farm, and there are several long beards living on the property as you’ll see in the trail camera photos.

Currently, there is an additional 80 acres available to the East of this 118 acres, which includes a small cabin nestled deep within the property, ideal for long weekend retreats.  The cabin is a single room, featuring a single bathroom, small kitchen, and 3 beds.  It has an electric heat and A/C unit, as well as a small wood stove.  The smaller bunkhouse has electric heat and A/C, and sleeps 4 with the two bunk beds. Also on this adjacent 80 acres, is an equipment shed, perfect for storing your farm toys.

If you’re looking to build a larger structure for entertaining or even a future home, there are several ideal building sites located along the North end of the property, off paved J66.
