Description

KILOTERRA is proud to present this beautiful Guthrie County Row Crop and Pasture Farm on behalf of the Marvin Finnegan Estate located in Section 8 of Valley Township, just outside Guthrie Center, Iowa.  This farm has been in the Finnegan family for three generations, and is now available to the open market.

This continuous ½ section property is a diverse mix of Row Crop, Cross Fenced Pasture, Hay, and CRP.  In all, the property includes over 266 FSA acres and boasts an average of 70.71 CSR2.  In all, the annual income produced from cash rent and CRP payments total $62,821 for the 2022 crop year. The property offers substantial productivity for the investment minded buyer, and in addition, there are numerous locations for phenomenal building sites as well.

As described here, this farm is a continuous 310 +/- acres.  Additionally, the property is also being offered in two tracts.  The split will be 192+/- acres of diverse crop, pasture, and CRP to the North and 118 +/- acres of primarily row crop ground to the South.  For more details on the individual tracts, follow the links at the bottom of this description.

The farm was originally operated by the Finnegan family for many decades.  Now, two local area farmers operate the property, and have established long standing positive working relationships with the family.  Immediate access will be available to the new owners upon closing on the purchase and full possession is available upon expiration of the current leases on March 1st, 2023 or as agreeable with the current tenants.

The Finnegan family has devoted their lives to working this land, and it is evident by the many improvements made during their ownership.

The row crop land has been improved with effective water management practices including thorough tiling, sculpted terraces, and maintained grass waterways.  For on farm storage, two large grain bins sit just North of the family homestead, and both will be included with the sale.  Access has been well thought out as well.  Multiple driveways allow for easy movement of equipment during the planting and harvest seasons and the owners even noted the ability to move combines throughout the entire farm without having to remove the head.  Additionally, two large Quonset hut style buildings feature 220 V electrical, concrete floors, with one having a powered door, proving amble storage for equipment.

Just under 12 acres of land at the far North end of the property has recently been enrolled into CRP, which provides an annual income and diversity of habitat.  The practice is designed to protect against soil erosion, and ensures regeneration of top soil.

The pasture land has seen numerous improvements over the years as well.  The property has been cross fenced for rotating cattle, and a travel lane connects both sections of pasture for moving the herd.  Two concrete pads for feeders were poured and several feed bunks have been installed in easy to access locations along the feed lot permitter.  Two sediment ponds allow for easy manure management in the feed lot.  A cistern is located on the West side of the feed lots, which serves as a reservoir for the water supply.  An older well exists on the property, but it is likely that a new well would need installed for a reliable water source.

Adjacent to the feed lot is a working shed, complete with concrete floors, expandable panel gates, a tub pusher, head chute, and loading door all designed for easy working of the cattle.

With proximity to Lake Panorama and only a 45-minute drive to Western Des Moines Metro, this is a great opportunity to own a beautiful farm in a highly desired area.  For the investor or existing farm operator, this is a chance to add on some very high-quality tillable land to your operation, and a property that is on the market for the first time in three generations.  Don’t miss out on your opportunity to own this incredible Guthrie County farm.
